Changes to rent increase notice templates

The Scottish Government has now approved legislation to extend the Cost of Living legislation to 30 September 2023. From 1 April 2023 the rent freeze will be replaced with a rent increase cap of 3% for any rent increase notices issued from 1 April 2023. To increase rents by this amount landlords must wait until 1 April 2023 to issue the rent increase notice.

The government has now amended the PRT rent increase notice template and the updated version can be found here. The AT2 notice used for rent increases on any assured/short assured tenancies which don’t have provision for rent increases in the tenancy terms has also been amended and can be found here. The new templates must be used for any rent increase notices issued from 1 April 2023 onwards.

Alternatively, from 1 April 2023 landlords can apply to the rent officer for an increase of up to 6% to cover increases in prescribed property costs incurred in the 6 months leading up to the application being made. Guidance on how to do this can be found in our factsheet here.
