Vital referencing check on prospective tenants

The First-tier Tribunal for Scotland (Housing and Property Chamber) publishes details of all the cases it deals with, including actions to evict tenants and recover sums owed from tenants for rent arrears or damages. It is vital that landlords and letting agents check this database as part of the background checks they carry out on prospective tenants as we are starting to see repeat cases against tenants who move from property to property deliberately not paying rent or committing serious anti-social behaviour.

The database can be searched by tenant name (click here for link to database) to reveal details of any previous tribunal cases tenants have been involved in. Always look into the detail of any case as sometimes the tenant will not be at fault.
