EPC reform
The Scottish Government has recently published draft legislation to reform energy performance certificates (EPCs) in Scotland.
From 31st October 2026, EPCs will include a new Heat Retention Rating, showing how well the property retains heat. It is expected that future minimum standards will be based on this new rating. Additionally, the validity period of EPCs will reduce from 10 years to 5 years. There will be a transition period until 31st October 2027, during which either an existing EPC (issued under the current system) or a new style EPC can be used for the first new let.
